2006- Master planned community with airstrip, Fazio Golf course, Equestrian Center, Spa-Wellness center along with sporting clays. Development boasts over 2500 acres with 3 miles of frontage along the Pedernales River.

The project was sold in its entirety to the Horton/Oman Group in 2006.

The Lakes at Cypress Mills was to be the second phase of the Ranches of Pedernales Falls, but with the sale of the first phase, it was never realized. The land was subsequently acquired for conservation.
